So these glass-less light fixtures are all the rage now. I think they look fine, but I have a feeling they are going to look really dated in 10-15 years much like brass fixtures

In 15 years the house will be on its second or third speculative owner (ask no questions about the origin of the money), and depending on area, might be up for its first gut remodel. They will end up in the skip sooner or later.

I can’t imagine remodeling a house only 15 years old. The house we bought a few years ago is over 30 years old and we were the first people to remodel it, and that’s mostly due to the previous owner not maintaining anything so it needed to go

I was just in a house in Bellevue the other day. Bought for 845k in 2009, worth 1.5 million today. She pulled out a few Gs of equity to do a full remodel and invest the rest. A complete remodel in just 9 years... And the remainder going right into the pocket. What a life.

Winning lottery ticket, a ticket you had to be rich to buy to begin with. The earlier flood of money launderers are also making out well.
I like the lucky generation who bought in west Bellevue and Kirkland in the 80s for 5 figures, and now have 7 figures. All smarts and discipline, not dumb luck, of course.
